(CHES, Inc.), in collaboration with the Health Forward Foundation, is offering $10,000 in Down Payment Assistance (DPA) to eligible first-time homebuyers. This initiative is designed to help make homeownership more accessible for low-to-moderate-income individuals and families in our service area.<\/p>\n<\/div><\/div><\/div><\/div><\/div><\/div><\/section><section class=\"l-section wpb_row us_custom_eac59c77 height_medium\"><div class=\"l-section-h i-cf\"><div class=\"g-cols vc_row via_grid cols_1 laptops-cols_inherit tablets-cols_inherit mobiles-cols_1 valign_top type_default stacking_default\"><div class=\"wpb_column vc_column_container\"><div class=\"vc_column-inner\"><div class=\"w-tabs style_default switch_click accordion has_scrolling\" style=\"--sections-title-size:inherit\"><div class=\"w-tabs-sections titles-align_none icon_plus cpos_left\"><div class=\"w-tabs-section active\" id=\"kdd6\"><button class=\"w-tabs-section-header active\" aria-controls=\"content-kdd6\" aria-expanded=\"true\"><div class=\"w-tabs-section-title\">Program Eligibility Criteria<\/div><div class=\"w-tabs-section-control\"><\/div><\/button><div  class=\"w-tabs-section-content\" id=\"content-kdd6\"><div class=\"w-tabs-section-content-h i-cf\"><div class=\"wpb_text_column\"><div class=\"wpb_wrapper\"><p>To qualify for this DPA program, applicants must meet the following requirements:<\/p>\n<ul>\n<li><strong>Property Location<\/strong>: The home must be under contract and within CHES, Inc.\u2019s. KC\u2019s service counties:\n<ul>\n<li>Missouri: Jackson, Platte, Lafayette, Cass and Clay<\/li>\n<li>Kansas: Allan, Leavenworth, Wyandotte, and Johnson<\/li>\n<\/ul>\n<\/li>\n<li><strong>Income Guidelines<\/strong>: As defined by HUD, total household income must not exceed 80% of the Median Income Area (AMI). Refer to the chart below for 2025 maximum household income limits:\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li>Household Size 1: $62,400<\/li>\n<li>Household Size 2: $71,300<\/li>\n<li>Household Size 3: $80,200<\/li>\n<li>Household Size 4: $89,100<\/li>\n<li>Household Size 5: $96,250<\/li>\n<li>Household Size 6: $103,400<\/li>\n<li>Household Size 7: $110,500<\/li>\n<li>Household Size 8: $117,650<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<ul>\n<li><strong>First-Time Homebuyer<\/strong>: The applicant(s) must not have owned a home in the past three years.<\/li>\n<li><strong>Property must be owner<\/strong>&#8211;<strong>occupied. Rental or secondary homes are not eligible.<\/strong><\/li>\n<li><strong>Debt-to-Income (DTI) Ratio<\/strong>: Cannot exceed 45% of gross monthly income.<\/li>\n<li><strong>Loan Terms<\/strong>:\n<ul>\n<li>No second mortgage or forgivable lien is required.<\/li>\n<li>The $10,000 is unrestricted and may be used toward down payment and\/or closing costs.<\/li>\n<li>ITIN mortgages ARE eligible under this program per lender guidelines.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/div><\/div><\/div><\/div><\/div><div class=\"w-tabs-section\" id=\"efa2\"><button class=\"w-tabs-section-header\" aria-controls=\"content-efa2\" aria-expanded=\"false\"><div class=\"w-tabs-section-title\">Required Documentation<\/div><div class=\"w-tabs-section-control\"><\/div><\/button><div  class=\"w-tabs-section-content\" id=\"content-efa2\"><div class=\"w-tabs-section-content-h i-cf\"><div class=\"wpb_text_column\"><div class=\"wpb_wrapper\"><p>To be considered for the program, applicants must provide the following:<\/p>\n<ol>\n<li>Lender Checklist and Borrower Information Form<\/li>\n<li>Income Verification: Two most recent pay stubs for all loan applicants and any household member over the age of 18.<\/li>\n<li>First-Time Homebuyer Education Certificate: Completion of a HUD-approved course (offered by CHES, Inc. or other approved providers, including online options through eHome America).<\/li>\n<li>Loan Application (Form 1003): Full review of application, listed debts, and supporting information.<\/li>\n<li>Signed Household Member Certification: Listing all individuals who will reside in the home (e.g., spouse\/partner, children, extended family), signed by the applicant.<\/li>\n<li>Demographic Data: Required for grant and reporting purposes.<\/li>\n<li>Executed Real Estate Sales Contract<\/li>\n<li>Homeownership Impact Form: To support ongoing funding and program evaluation (submitted after closing).<\/li>\n<\/ol>\n<p>We are unable to process incomplete files. A complete file must be submitted in order to be considered for funding. Incomplete submissions will be rejected.<\/p>\n<\/div><\/div><\/div><\/div><\/div><div class=\"w-tabs-section\" id=\"z1e5\"><button class=\"w-tabs-section-header\" aria-controls=\"content-z1e5\" aria-expanded=\"false\"><div class=\"w-tabs-section-title\">Application Process &amp; Timeline<\/div><div class=\"w-tabs-section-control\"><\/div><\/button><div  class=\"w-tabs-section-content\" id=\"content-z1e5\"><div class=\"w-tabs-section-content-h i-cf\"><div class=\"wpb_text_column\"><div class=\"wpb_wrapper\"><ul>\n<li><strong>Review Period<\/strong>: CHES, Inc. will issue an approval or denial within five (5) business days of receiving a complete application package.<\/li>\n<li><strong>Approval Validity<\/strong>: Approval letters are valid for 60 days from the date of approval (not from the application submission date).<\/li>\n<li><strong>Closing Process<\/strong>:\n<ul>\n<li>Lenders must submit the Closing Disclosure (CD) for review prior to closing.<\/li>\n<li>CHES, Inc. will coordinate with the title company to ensure funds are wired for closing day.<\/li>\n<li>If the closing date changes or the contract is canceled, the applicant or lender must notify CHES, Inc. immediately.<\/li>\n<li>Post-closing, the wire receipt or confirmation of payment must be submitted to CHES, Inc.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/div><\/div><\/div><\/div><\/div><div class=\"w-tabs-section\" id=\"k2d4\"><button class=\"w-tabs-section-header\" aria-controls=\"content-k2d4\" aria-expanded=\"false\"><div class=\"w-tabs-section-title\">Post-Closing Follow-up<\/div><div class=\"w-tabs-section-control\"><\/div><\/button><div  class=\"w-tabs-section-content\" id=\"content-k2d4\"><div class=\"w-tabs-section-content-h i-cf\"><div class=\"wpb_text_column\"><div class=\"wpb_wrapper\"><p>Approximately one month after closing, CHES, Inc. will follow up with the buyer to gather information about the impact of homeownership. This follow-up is essential for reporting and funding requirements. Upon completion, CHES, Inc. will formally close the file.<\/p>\n<\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/section><section class=\"l-section wpb_row us_custom_3c4d13b0 has_text_color height_medium\"><div class=\"l-section-h i-cf\"><div class=\"g-cols vc_row via_grid cols_1 laptops-cols_inherit tablets-cols_inherit mobiles-cols_1 valign_top type_default stacking_default\"><div class=\"wpb_column vc_column_container\"><div class=\"vc_column-inner\"><div class=\"wpb_text_column\"><div class=\"wpb_wrapper\"><h3>Program Update<\/h3>\n<p>All down payment assistance funds under this program have been issued, and the program will be on hold until additional funding becomes available.<\/p>\n<\/div><\/div><\/div><\/div><\/div><\/div><\/section>\n","protected":false},"excerpt":{"rendered":"CHES, Inc.
